Project Overview

The revised plan for the 0.94-acre property, situated near the Burquitlam SkyTrain station, now includes a 27-storey condominium tower and a six-storey rental building. This development is considered a Tier 1 transit-oriented area.

Revised Plans & Unit Details

Originally submitted in May 2023, the proposal was adjusted due to the fires and changing market conditions. The development will feature 233 condo units – a mix of studios, one, two, and three-bedroom options – and 94 rental units, with 14 designated as below-market rate.

Rezoning and Approvals

Cressey is seeking a rezoning from RM-2 to CD-59, aiming for a density of 5.5 FAR. The project also includes 239 vehicle parking spaces, 319 bicycle parking spaces, and over 22,000 square feet of amenity space, along with pedestrian pathway improvements.

Phased Construction

Construction will proceed in phases, with the six-storey rental building being prioritized. The rental building’s development permit is currently under review and will be presented to the City Council alongside the rezoning application.

Addressing Previous Concerns

Cressey previously raised concerns regarding the City’s Tenant Relocation Policy. However, the company has since provided compensation to displaced tenants, fulfilling the policy’s requirements. Some council members initially expressed reservations about the number of studio units, but ultimately approved the first three readings of the rezoning application.
