Repurposing a Landmark Building

Brookfield Properties has submitted a proposal, through Urban Strategies Inc., to convert the upper floors of the building into self-storage facilities. This move follows difficulties in finding a viable alternative use after Hudson’s Bay’s departure.

Market Challenges and Site Constraints

The developer cites challenging market conditions, inherent site constraints, and the decline of large-format retail as key factors hindering repurposing efforts. The building’s location above the Yonge-Bloor subway interchange and its deep floor plates have also presented difficulties.

A Mixed-Use Approach

Brookfield Properties argues that self-storage would complement the existing mixed-use downtown core. The proposal focuses on converting the second to fifth floors, which currently remain vacant and pose challenges for commercial development.

Retail Renovations and Façade Upgrades

The plan isn’t solely focused on self-storage. It includes a comprehensive renovation of the ground floor and concourse levels to reintroduce appealing retail spaces. The building’s exterior façade will also be recladded to modernize its appearance.

Project Details

The proposed self-storage facility would span 20,096 square metres, while the retail renovation would encompass 8,330 square metres. Areas designated for self-storage receive minimal natural light and lack direct public access, making them suitable for this use.

Logistics and Parking

Logistics for the self-storage operation would utilize the existing loading dock and parking facilities off Asquith Avenue, which currently provides 11 loading spaces and 571 parking spots. The proposal highlights a lack of self-storage options in downtown Toronto.

History and Current Status

The Hudson’s Bay location closed in 2022, ending an era after over four decades at the intersection. Hudson’s Bay filed for bankruptcy in 2025, closing all remaining Canadian retail locations. The zoning bylaw amendment application for 2 & 90 Bloor St. E. is currently under review.
