CreateTO, a city-owned real estate corporation, has submitted a proposal for a mixed-use development at 805 Wellington Street West in Toronto. The plan focuses on providing both affordable and market-rate rental units while preserving the site’s historical significance.
Project Overview
The proposed development will consist of two buildings: an eight-story structure (“Building A”) and a 30-story tower (“Building B”), spanning a 1.4-acre property. This project represents a move towards sustainable urban planning and addressing the critical need for accessible housing in Toronto.
Building Details
- Building A: Will contain 81 deeply affordable supportive housing units. Located on the eastern side of the property.
- Building B: Will house 240 market rental units and an additional 61 affordable rental units. Situated on the western side of the property and will include seven live-work units.
Heritage Preservation and Community Spaces
The development prioritizes the preservation of the site’s heritage, including Strachan House, which was listed on the City of Toronto’s Heritage Register in 2024. The project also includes the conservation of the Garrison Flats community garden and Wellington Park.
Community Engagement
CreateTO and the City of Toronto hosted a community pop-up event to inform residents about the development. Housing units will be available to tenants with low-to-moderate incomes. This initiative reflects a broader effort to address the housing crisis in Toronto.
A Model for Sustainable Urban Development
The redevelopment of 805 Wellington Street West exemplifies a trend of mixed-use development and adaptive reuse. The project aims to revitalize a historic site, foster an inclusive community, and provide much-needed housing options within the city. The city’s involvement demonstrates its commitment to managing population growth and creating better living options for its residents.
